The Rise of Single-Family Rentals in the Real Estate Market

The real estate development landscape is making room for something new (well, more evolved since first coming on the scene in the 1980s): Built-to-Rent (BTR) single-family homes.

Actually, this home rental build category is expected to hit an all-time high in 2022, due to the need for space and privacy, as well as the fact that homeownership today is below 66 percent and expected to continue on a decline in the next 20 years. A total of nearly14,000 BTRs are set to be available for renters at the start of this year, which is up from 6,740 BTRs last year.

Indeed, communities of BTR single-family homes are a hot trend across the country. And it’s here to stay on the Grand Strand, as our single-family rental communities – ISLE, Seaglass, and Swells continue to flourish with the upcoming Cape Cottages, set to open in Leland, North Carolina in 2023.

What’s the appeal?
A recent survey on rentcafe.com revealed that 78 percent of those surveyed were interested in living in a single-family rental home community. In fact, searches for “homes for rent” on that site tripled in 2021.

Why the increased interest in BTRs? The trend combines the financial flexibility of leasing with a rental, the privacy, and lifestyle of a single-family home (without the mortgage), and all of the amenities and convenience of a professionally managed property, including a lap pool, fitness center, fire pits, pet park, and more.

Because of this, BTR communities attract a wide range of demographics in residents, from college students to millennials, to empty nester retirees, to families with kids and pets.

An additional report revealed that, besides the main reasons for choosing a single-family rental over an apartment, which are more space and more privacy, BTR single-family rental homes appeal to families – especially if the community is located in a quiet, family-friendly area in the suburbs.

“Our residents truly feel like they’re living in a community, but, at the same time, appreciate the privacy of living in their own home instead of a multi-family apartment building,” says David Stradinger. “There are so many community-minded amenities built into these neighborhoods, too, like a community garden, picnic area, outdoor game lawn, social events, and more.”
